The benefit of having the general contractor involved in the early stages of project planning/design is to establish a firm understanding of the approach and coordination of all members of the project team in order to meet the Client’s objective.  Our emphasis on preconstruction services throughout the design and documentation process will determine and eliminate any scheduling problems related to long lead items, evaluate constructability of design, provide cost estimating and control, quality control and effective project scheduling so that the project meets the Client’s needs in terms of quality, cost and timely delivery.

 

CONCEPTUAL ESTIMATING

 

Ritchey Enterprises will provide the client with pricing information relative to the current stage of the project, from a preliminary estimate based upon project conditions reflected specified quantities and assorted cost data, to a schematic estimate based on conceptual design.  As architectural designs develop, Ritchey Enterprises will provide conceptual estimates throughout the development phase to the completion of the construction documents.  A final estimate is then comprised from the various architectural features of the project, reflecting material, equipment, and structural requirements relative to the proposed project schedule.  The result is an accurate estimate, which defines both the cost and the nature of the project.

 

VALUE ENGINEERING

 

Ritchey Enterprises will attend design meetings throughout the various stages and will provide the team with an assessment of design concepts on construction costs, schedule, quality, maintenance and function with respect to the requirements of the project.  We will suggest a cost effective means of construction as well as offer opportunities for cost savings through the use of alternate materials and/or equipment which do not compromise the design concept or the structural intent of the project.

Our assessment will be based on review of existing building/site conditions and will take into consideration re-use of existing materials, efficiency in operation of existing mechanical and electrical systems and ongoing maintenance requirements, coordination of cabling design and implementation for voice, date and security systems as required, in addition to necessary upgrade of fire and life safety systems to code compliance.

SCHEDULING & CONSTRUCTION STRATEGIES

Because of our thorough evaluation of both the drawings and existing site conditions is translated into an effective sequencing of the project schedule recognizing specific details and requirements of the project in addition to material and labor requirements.  We will also provide a list of long lead items specific to the project which may include:

Ritchey Enterprises will establish a design/construction schedule, which interfaces critical tenant, vendor and/or contractor dates.  We have the ability to create a schedule from our Microsoft Project software, which enables the project team to track various resources against a master schedule, created at the onset of the project.  The progress of the job will then be tracked and updated so that the impact of changes and/or delays may be foreseen and the necessary corrective action taken as early as possible.

 

The construction schedules that we provide will show a detailed breakdown by activity, including durations required for specific trades.  The following steps are taken when preparing and implementing a construction schedule:

 

 Submission and tracking of the permit application for the project

 Analysis of effective construction sequence to maximize productivity

 Identification of key dates and action to be taken

 Allowance for County/District inspections

 Simplification to interval schedules understandable by individual tradesmen

 Tracking of progress by monitoring the project daily, relative to the schedule

 Updating schedule weekly to foresee impact of changes or delays

 Taking corrective action to prevent schedule deviations

 

SUBCONTRACTOR SELECTION & THE BID PROCESS

 

A written scope of work will be prepared for each bidder, specifying items to be included in the bid as well as defining ambiguous specifications in each respective trade.  The bidding documents will outline the construction schedule, milestone completion dates, general bid instruction, specific instruction to the project, strategies and storage areas, means of ingress and egress, establish allowable mark-ups and minimum insurance requirements.

 

Subcontractor selection is one of the most critical activities in the preconstruction phase of the project.  Ritchey Enterprises considers the following criteria when preparing a subcontractor bid list for the project:

 

 Previous experience with Ritchey Enterprises and the Client

 Quality of work and track record for successful completion of similar projects

 Responsiveness and commitment to our Project’s needs

 Financial strength

Competitiveness:  Ability to meet the budget and schedule requirements

 

With agreement from the Client, Ritchey Enterprises will solicit bids from a minimum of four pre-qualified contractors for each trade.  We will compile initial pricing quotes and supporting scope back up information during the preliminary stages of design as requested, in addition to preparing a complete final cost proposal for the project.  We will provide a construction cost proposal, which defines all subcontractor and Ritchey Enterprises costs, as well as any clarifications that may exist at the time of the bid.  Ritchey Enterprises will review and analyze all documentation on subcontractor pricing with the Client for agreement in selection of the best subcontractor for the project in each of the trades.

 

QUALITY CONTROL

 

Ritchey Enterprises believes that quality control starts prior to initiating construction.  During the design phase, we evaluate construction details and materials that may affect the quality of the project as well as make cost-effective recommendations to the Client.  Other areas we monitor include document coordination, product tolerances, alternate construction methods and subcontractor qualifications.  We are committed to the successful completion of a quality project delivered on or ahead of schedule and within budget.
